Miami Preconstruction Condos
Miami preconstruction condos offer a way into the market that resale simply doesn’t: launch pricing, payments spread across the construction period, and first pick of line, floor and view before the building opens. This page brings together more than 40 active pre-construction projects across Brickell, Edgewater, Downtown, Wynwood, Coral Gables and Miami Beach, so you can compare them side by side instead of chasing developer websites one at a time.
How Buying Preconstruction Condos in Miami Works
Buying preconstruction is a different process from buying a finished unit, and the difference is mostly about timing and money. You reserve early, you pay in stages while the tower goes up, and you take delivery years later. In exchange, you enter at the developer’s launch price rather than at market price on delivery day.
Most Miami preconstruction condos follow a similar deposit structure: an initial deposit at reservation, a second when the purchase agreement is signed, one or more during construction as the project hits milestones, and the balance at closing. The exact percentages and milestones vary by developer, and they are negotiable more often than buyers assume, especially on the first release of a building.
What you are really buying at this stage is a contract and a delivery date. That is why the developer’s track record matters as much as the renderings, and why reading the offering documents before you wire the reservation deposit is not optional.
PRE-CONSTRUCTION DUE DILIGENCE
What to Verify Before You Reserve a Pre-Construction Condo
Every project on this page looks good in a rendering. The differences that decide whether an investment works are not in the marketing materials, and these are the four I check on every deal:
- Rental Rules. Whether the building permits short-term rental depends on zoning, the certificate of use, and the condominium documents. In the City of Miami there is also a cap: once more than 25% of units convert to lodging use, the city treats it as a building-wide change of occupancy. Not every project marketed as flexible actually qualifies.
- Delivery Timeline. Preconstruction delivery dates move. Ask what happens to your deposit if the project is delayed beyond a stated date, and whether that protection is written into the contract.
- Total Cost at Closing. The purchase price is not the number you pay. Developer closing costs, transfer fees and capital contributions are typically added on top, and they vary widely between projects.
- Ownership Structure. For international buyers, whether you take title personally or through an entity has tax consequences that are expensive to change after closing. This gets decided before you sign, not after.
These four questions are the difference between a preconstruction condo that performs and one that ties up capital for four years and disappoints on delivery.
