5 Things To Consider Before Investing Into Real Estate.

Just like any other investment option, there are some risks involved and you need to do your research well to ensure you are making the right investment choice.

My name is Jester Nino, a licensed broker associate with EXP Realty and I’m here to tell you the 5 most important things that you should consider before investing in real estate.

1. Understand your specific goals, know your WHY

Are you interested in residential or commercial property? Are you in fix and flip investment? Having a clear investment goal will help you make the right decision when it comes to the right property to invest in and the most ideal location. When you have a clear understanding of the specific real estate segment to invest in, you will have an easier time narrowing down your choice from the many options available.

2. Know your numbers

Any investment is a game of numbers. When investing in real estate, one of the factors that you need to consider is financing and investment cost. What’s your budget? What is the expected return on investment? What’s the expected increased intrinsic value? What are your carrying costs, rehabilitation, and resale costs? Understanding the math on these variables can help you have a better cost-benefit analysis before making your final real estate investment decision.

3. Understand the reason why you’re buying that property

What’s your investment purpose? Why are you interested in this property and not any other? There are different types of real estate investments such as; REITS, vacant land, residential, commercial, and wholesaling. Having a clear understanding of your real estate investment goal will help you select the right property and ideal location that will help you achieve your investment objective. You will also understand how that type of property has been performing recently in the market and the best time to buy and sell.

4. Understand the risk factors

Although real estate investing is one of the safest investment options, it’s not without risks. Every real estate asset class has its own risk profile. Therefore, you need to research and understand the risks that are associated with your preferred investment choice so that you can learn how to minimize them. Common real estate risks include liquidity, structural, leverage, location, credit, and general market risks. Investing in real estate is capital intensive and you can end up making huge losses if you don’t scrutinize the associated investment risks and mitigate them.

5. Jump in and start small

Don’t wait until you know everything relating to real estate investment so that you can start investing. Sometimes the best way is to start small and learn on the job. Miami Design & Arts District Neighborhoods. 

Have you been planning to move to the Miami Design & Arts District of Miami, Florida? It’s one of the best and modern districts of Miami that features creative neighborhoods and shopping destinations that offer innovative fashion, design, art, fine eateries, and much more. In this guide, I will review the four Miami Design & Arts District best neighborhoods to live in. These four neighborhoods are in close proximity and feature a contemporary design of luxury high-rise condos, modern residences, as well as commercial real estate.

The four neighborhoods are;

1. Edgewater Miami
2. Midtown Miami
3. Miami Design District
4. Wynwood Miami

1) Edgewater Miami

Edgewater is a modern neighborhood in Miami, Florida that is strategically located between Downtown Miami and the famous Arts & Entertainment District. Edgewater is highly regarded as a residential neighborhood and it features historical homes that date back to the 20th century.

This neighborhood prides itself as the home to some of the popular high-rise residential towers on the Eastern side of Biscayne Bay. For the last few decades, the Edgewater neighborhood has experienced a high population growth thanks to its close proximity to Design District and Miami Downtown. 

As a result, many old homes and towers have been renovated and new development projects have also been on the rise. Edgewater is now recording new development projects that feature retail, high-rise, and mid-rise luxury residences with resort-style amenities. Some of the recent condo projects in the Edgewater Bayfront community include; Biscayne Beach, Paraiso Bay, Elysee, and Missoni Baia.

2) Midtown Miami

Midtown Miami is a big family-friendly urban development that is situated within the City of Miami. It’s located on 29th Street to the South, I-195 Julia Tuttle Causeway to the North and the west is North Miami Avenue and to the East is 2nd Avenue. 

Midtown Miami neighborhood offers both work and live environments. There are plenty of luxury residential buildings, parks, green spaces, and a contemporary shopping and entertainment center dabbed “The Shops at Midtown”. The shopping center was specifically designed to mimic the famous New York’s SOHO neighborhood. 

If you are looking for a good neighborhood to raise a family and work in, Midtown Miami is the real deal. 3) Miami Design District

Miami Design District neighborhood prides itself as home to over 120 leading luxury shops. Here you can find the latest fashions and jewelry brands including Alexander McQueen, Cartier, Dior, Fendi, Burberry, Bvlgari, Givenchy, Hermes, Hublot, Louis Vuitton, Gucci, Tiffany & Co., Tom Ford, Versace Harry Winston Off-White, and Prada among many others. Some of the top-rated restaurants in the Miami Design District include; Harry’s Pizzeria, OTL, Swan, and Michael’s Genuine Food & Drink. 

Miami Design District is a relatively modern neighborhood with a lot of condo developments, single-family homes, multi-family properties, and commercial real estate in the pre-construction and construction phase. One of the most iconic residential condo projects in Miami Design is the 17-story building the Baltus House that is located at 4250 Biscayne Boulevard.

Miami Design District neighborhood is located North of Midtown Miami. It’s close to Downtown Miami and easily accessible from Miami International Airport and Miami Beach. From top-notch restaurants to luxury shops, Miami Design District has everything that a luxury modern urban lifestyle offers.

4) Wynwood Miami

Wynwood is strategically located North of Downtown Miami and West of Miami Beach. This neighborhood is easily accessible from South Beach through Julia Tuttle Causeways and the Venetian.

Wynwood Miami neighborhood was designed to offer both residential and commercial retail spaces.
